Minimum Threshold of $200,000 for Residence Permits by Purchasing Property

In recent times, investing in Turkey has become highly attractive, especially for foreigners. Investments made in this context, if they meet the necessary conditions, provide individuals with the right to apply for a residence permit.

Previously, the Directorate General of Migration Management applied a minimum threshold of $75,000 in metropolitan areas and $50,000 in other cities for foreigners to obtain a residence permit by purchasing a house in Turkey. However, as of October 16, 2023, the minimum value required for foreigners applying for a residence permit by purchasing property in Turkey has been updated to $200,000 for all cities.

Therefore, as of October 16, 2023, foreigners who wish to obtain a residence permit through real estate investment must ensure that the property they purchase has a sale value of $200,000 or higher, as indicated on the title deed on the day of transfer, based on the Central Bank's exchange rate. Otherwise, the applicant will not be deemed eligible for a short-term residence permit.

Furthermore, while the previous practice required the valuation report to indicate the thresholds of $75,000 and $50,000, the new regulation emphasizes the importance of the sale price stated on the title deed.

It should be noted that this application is not a requirement specified by the relevant laws but is a practice of the Directorate General of Migration Management. So, is this practice legally appropriate? Does the property purchased for a residence permit need to have a value of at least $200,000?
